What counts as a door?

A door is a single billable home — one condo, one townhome, one single-family lot. Common areas, amenities, clubhouses, and vacant developer-held lots that pay no assessment are not counted. Your door count is the total across every association you manage, added together into one number.

Can I add associations later?

Yes, and that is the normal case. Taking on a new association is a data import, not a new contract — there is no per-association fee, no requalification, and no upgrade paperwork. Your tier is evaluated from your live door count, so if the new book pushes you into a higher band the change shows up on the next invoice, and if you lose a book it comes back down the same way.

What about billing per association?

We do not bill per association, and we do not think anyone should. You sign one subscription for your management company and every association you manage rolls up into it. Vendors who price per association make growth a line-item negotiation and quietly punish you for consolidating; here, consolidating is the thing that gets you a better rate.

Do you charge for residents or login accounts?

No. Owner and resident portal accounts are unlimited and free, and so are staff logins — board members, managers, accountants, maintenance. Charging per seat makes you ration access to the system you bought to give people access, which is backwards. You pay for doors and nothing else.

What is included, and what is an add-on?

Included in every tier: the full general ledger, AP and AR, assessments and collections, owner and resident portals, document management, violations and architectural review, work orders, board voting, email notifications, and unlimited users. Add-ons cover the things with real per-use cost behind them — SMS messaging (per number plus per segment), AI invoice processing, and custom domains with vanity email. They are billed on top and shown below.

Is there a contract or a setup fee?

No contract. Monthly plans cancel at the end of the current period with no termination fee; annual plans run to the end of the term you prepaid. There is no setup fee for the platform. Two add-ons carry one-time charges that cover real work on our side — AI invoice processing, where we tune GL coding to your chart of accounts, and custom domains, where we configure DNS and email deliverability.

What happens above 5,000 doors?

That is Enterprise, and it is quoted per portfolio rather than off a list. At that size the interesting questions are data migration from whatever you are on today, integrations, and onboarding your staff — none of which have a list price that would be honest.
